PROJECT MANAGEMENT Project Management, like Engineering, is a full dimension in itself, especially in the face of challenges, tight budgets, aggressive schedules, bidding climate, high profiled community projects, trade unions and rapidly changing technology. H2L1 meets these challenges by assembling a team of experienced, knowledgeable and trained project managers. Our methodology in Project Management begins with planning, followed by scope development, budget and schedule development, review of documentation with team members, analysis of bids, negotiation of contracts, finishing with supervision of logistics and construction. All critical elements of the project (budgets, schedules, design, quality, adherence to the specifications, and code compliance) are monitored to meet the established milestones. We take special care to foster the spirit of “Partnering” among the various parties, and to maintain project records for easy tracking. We ensure continuity of relationship throughout the project right from initial planning to the completion and beyond to give the clients the service and assistance they expect and deserve. 
VALUE ENGINEERING There are several alternate materials and methods that can be used to get the end result. The value engineering approach, which we follow, enables us to deliver the desired end product to the owner at the lowest initial cost without sacrificing the project scope, function and quality. By virtue of having experienced and knowledgeable staff, this technique comes to us as a very strong asset for the benefit of our clients. We evolve the project by evaluating the costs and performance of feasible alternate systems so that the most cost effective system forms the basis of design. |
LEED/SUSTAINABLE DESIGN H2L1 has LEED Accredited Professionals on staff that will help to evaluate potential Mechanical and Electrical design options in preliminary design to maximize the performance of building design and manage the certification process of buildings for certification by the U.S. Green Building Council (USGBC). 
COST CONTROL We initiate the cost control process after the preliminary budget of the project is established. This is an ongoing process and is performed during all phases of design. At the completion of each phase of design, the cost estimate is prepared /updated and compared with the established budgets. If the cost estimate of the developing design is not compatible with the established budgets, the alternate approaches to reduce costs are undertaken with full participation of the client. The relevant information in regards to the initial costs, maintenance costs, operating costs, energy costs and life cycle costs is presented to the client. The design concepts, the programming requirements, the code requirements and the alternate approaches to the systems and materials are developed, reviewed and value engineered. The design requirements are prioritized, until the cost compatibility with the established budget is achieved. The costs are estimated by our staff using latest technology and experience. Our estimators have maintained a large volume of cost data that has been gathered through years of experience on similar projects and have developed a sound judgment relating to various projects and complex situations that may arise during the various phases of design. |
LIFE CYCLE
COST ANALYSIS Life Cycle Cost Analysis is a tool that enables the designers and the owners to make decisions regarding selection of a particular system / equipment / material for its use in the project, because this cost represents the maximum value for each dollar spent. This task is carried out during the schematic design phase of the project to finalize the system and materials for the project for detailed design. Using our wide data base of different cost elements (equipment costs, maintenance costs, replacement costs and energy costs) and the latest software available, H2L1 can generate realistic estimates of life cycle costs as an equivalent net present worth value. |
CHANGE ORDER
MINIMIZATION Our design team is very sensitive to the change orders. In order to minimize the possibilities of change orders we strictly enforce critical quality controls and checks through all phases of the design. All bid documents go through an independent quality check before being released. We make sure that special provisions are provided in each bid package that specify mark up limits for contractors and the pricing method of the client. |
